Q: Should I drain and flush my water heater?

A: Most water heater manufacturers recommend flushing once a year.

Q: Why does my toilet have condensation on the outside of the tank?

A: It is likely a leak from tank to bowl or very cold well water.

Q: How often should my septic tank be pumped?

A: Every 7 to 10 years.

Q: Should I install a garbage disposal if I’m on a septic tank?

A: Only if you carefully follow the manufactures instructions on what is acceptable to grind.

Q: My water bill has been increasing each month, what should I look for?

A: Unless you can visibly see or hear running water, the first place to check would be the toilets. Mark the water level in the tank, turn the supply valve off, and check in a couple of hours. If the water level has dropped, the tank flush assemblies need attention.

Q: Why would the temperature of the water from my electric water heater suddenly be much hotter?

A: One of the thermostats has stuck in the closed position.

Q: Why is my electric water heater suddenly producing less hot water?

A: The lower heating element has probably burned out.

Q: Our water heater is 12 years old and working ok, how long should it last?

A: Most tank type heaters average 12 to 15 years. If the heater is in a location that would be subject to damage from a leak, we recommend replacing it @ the age above. If it is located near a drain, leave it until it leaks.

Q: Does our basement sump pump ever require service?

A: Service is not normally required, however, if it does not run frequently, it is a good idea to pour enough water in the sump to run it @ least once a month.

Q: We have some slow draining plumbing fixtures. Do commercially available drain cleaner work?

A: We’ve found them somewhat effective for minor blockages of organic material. Caution!!! Follow the instructions carefully.
